East Lake, Florida.

East Lake is the golf and gated corridor of north Pinellas, running up East Lake Road between Lake Tarpon and the Brooker Creek Preserve, and it is a school-and-amenity market before it is anything else. Lansbrook, Ridgemoor, Boot Ranch, Tarpon Woods and the communities around them were built out through the 1980s, 1990s and 2000s on generous lots, and buyers arriving here are usually comparing communities rather than houses. That should shape the shoot: the amenity set, the golf, the preserve and the school catchment are the product as much as the kitchen is.

Two features are genuinely photogenic and both need altitude. Lake Tarpon is a large lake with real recreational use, and a property with frontage or a community with lake access looks entirely different from the air than from a back garden, where the water reads as a strip past a hedge. Brooker Creek Preserve is eight thousand acres of protected land, and a lot backing onto it has a permanent guarantee of no neighbour, which is worth serious money and is invisible at ground level. An aerial that shows the preserve boundary behind the house makes that case in one frame.

The stock itself is straightforward suburban work done well. Volume ceilings, screened pool cages, formal and family rooms, mature landscaping. The cages need flash and a blend, the mature oak means exteriors have an early window before dappled shade crosses the elevation, and the community amenities, the clubhouses, courts and pools, belong in the gallery rather than being left to a line of text.
