Elfers is one of the oldest settlements in west Pasco and it still shows, which makes it the most interesting of the inland communities around New Port Richey to photograph. Where Jasmine Estates and Holiday are almost entirely postwar, Elfers has genuine early twentieth century stock scattered through it, some of it on larger and more irregular lots under mature oak, alongside the 1960s through 1980s houses that fill in around it. That mix means two quite different shooting approaches inside the same few square miles.
The older houses are the ones worth slowing down for. Wood frame, deep porches, small window openings, original floors, tin roofs in places, and lots that were platted before subdivisions were regular. Those interiors run dark and the details that carry the value, the original wood and the proportions, disappear without bracketing and flash. The heavy canopy also means the front elevation has a narrow early window before dappled shadow crosses it, so exteriors want to be first on the list rather than last.
The Pithlachascotee River runs along the northern edge and a property with river frontage or river access is a materially different listing from one three streets inland. From the ground that is a glimpse of water through trees. From the air it is frontage, a dock and a route downriver, and only the second version sells it.
The postwar stock in between is straightforward: honest, bright coverage, clear condition, a floor plan where the layout is unusual, and an aerial to establish lot size and how much of the canopy belongs to the property.
We shoot the older streets and larger lots through Elfers, the river frontage along the Pithlachascotee, and the postwar sections toward New Port Richey and Alternate US 19. The river itself, the mature canopy that distinguishes Elfers from the newer subdivisions west of it, and the short run into downtown New Port Richey are the local character, and river access needs an aerial to show whether the water is usable or merely visible.
