Palmetto, Florida.

Palmetto sits on the north bank of the Manatee River looking across at Bradenton, and the two are not the same market at all. Bradenton has been polished over the last two decades. Palmetto is still a working river town, and a good deal of its stock is genuine old Florida rather than a rendering of it. That difference is the story a listing here should tell, and photography that treats Palmetto as a cheaper Bradenton misses what a buyer is actually paying for.

The riverfront is the premium and it is a specific kind of frontage. This is not Gulf beach and it is not a canal off a bay, it is a broad tidal river with a navigable channel out to Tampa Bay, which means a boat kept here can run north to the bay or west to the Gulf. Buyers who care about that care about it precisely, and the only way to show it is from the air, in a frame that carries the dock, the channel and the river mouth in one image.

Downtown around Sutton Park and the old Main Street grid holds early twentieth century wood frame houses and bungalows on generous lots under mature oak. Those interiors are darker and smaller-windowed than anything built since, so they need flash and a lens that respects rooms designed before open plans. Snead Island and Terra Ceia are quieter, larger-lot and more heavily wooded, and Emerson Point at the end of the island is a real amenity worth naming.

North and east toward Interstate 75, Artisan Lakes and the newer subdivisions are conventional suburban work with repeated elevations, where twilight and a clean aerial break the tie against the identical listing two streets over.
