Bayonet Point is a retirement market and it should be photographed as one. The stock is largely 1970s and 1980s block homes and attached villas set inland of the Gulf along the US 19 corridor, much of it in over fifty five communities such as Regency Park and the villa sections nearby, and the typical buyer is either downsizing or buying on a fixed income. That buyer asks a different set of questions from a family looking in Trinity, and the shoot should answer those questions rather than the usual ones.

Single-level living, step-free entry, an enclosed lanai, a laundry that is not in the garage, a bathroom that can be used without climbing into a tub: those are the details that decide a sale here, and they are the details most commonly skipped. A floor plan does more work on a Bayonet Point listing than almost anywhere else in the county, because a downsizer is trying to establish whether their furniture and their mobility will fit before they get in the car.

The community amenities are equally load-bearing. In an over fifty five village the clubhouse, the pool, the shuffleboard and the activity rooms are a substantial part of what the buyer is purchasing, and leaving them out of the gallery understates the listing.

Technically this is honest, bright, undramatic work. The block homes have low ceilings, small windows and enclosed lanais, and the enclosures need flash and a blend or they read as a dark grey box hanging off the back of the house. Overselling a modest house with heavy processing does it no favours here, because the buyer is price-sensitive and reads exaggeration as a warning.
