Fuller Heights is the newest of the communities in this part of Polk County, a band of subdivision building south of Lakeland toward Mulberry and Fort Meade, and it is almost entirely a first-time-buyer and young-family market. The stock is recent, largely from the 2000s onward, on modest platted lots with repeated elevations, and the buying decision here is made on price, on the size of the house for that price, and on the Mulberry school catchment.

That has a direct consequence for photography that a lot of agents miss. When a street contains four houses with the same elevation and three of them are for sale, the photographs are the only differentiator a thumbnail carries. A clean, correctly exposed front elevation photographed in even morning light, a twilight pass, and one aerial that shows the lot and its position will separate a listing from an identical one two doors down more reliably than anything inside the house.

Interiors are straightforward: volume ceilings in places, open plans, tile through the living space, a lanai or covered patio at the back. The work is honest, bright and accurate. This is a price-sensitive audience and heavy processing reads as concealment rather than quality, so restraint is the right instinct.

A floor plan does real work here. Buyers moving out of an apartment or a rental are comparing usable layout at a fixed budget, and being able to see how the rooms relate answers the question they are actually asking before they schedule a viewing.

Aerials are also the honest way to show what is around the property, since the area is still filling in and a buyer will want to know what borders the lot.

We shoot the newer subdivision streets throughout Fuller Heights and the surrounding building south of Lakeland toward Mulberry and Fort Meade. The price relative to Lakeland proper, the Mulberry school catchment, and the run north into the city or west toward the Polk Parkway are the practical case, and with repeated elevations street after street a clean exterior, a twilight and one honest aerial are what separate one listing from the next.
