Lakeland Highlands is the established southern suburb of Lakeland and the premium end of the city's family market. What distinguishes it from the newer building further out is age and trees: this area was developed largely from the 1960s through the 1990s on generous lots, and the oak and pine canopy has had decades to mature. Buyers here are usually comparing school catchments and lot sizes rather than kitchen finishes, and the shoot should reflect that.
The canopy is the defining technical fact. Heavy mature planting means the front elevation is in dappled shade for most of the day, and there is a genuinely narrow early window in which a facade photographs evenly rather than as a patchwork of hot spots and dark blotches. Exteriors first, always, and on some streets an overcast morning is better than a bright one.
Lot size is the second thing worth proving. These are larger plots than almost anything being built in Polk today, often with real separation from the neighbours, and from the driveway that is hard to convey. An aerial establishes the footprint, the depth of the back garden, the tree cover the property actually owns, and the pool and lanai in relation to the whole.
Interiors are 1970s through 1990s stock in largely good condition: formal and family rooms, volume ceilings in the later houses, sliding glass to a screened lanai. The cages need flash and a blend or the pool reads as a grey box. Scott Lake and the smaller water bodies at the southern edge add frontage to a handful of streets, and that frontage is worth an aerial of its own.
We shoot the established streets through Lakeland Highlands, the larger-lot sections toward Scott Lake, and the newer infill at the southern edge. The school catchment, the mature canopy, the lot sizes and the short run into Lakeland proper are the buying case here, and both the tree cover and the true extent of a lot need an aerial before a buyer understands what separates this from newer building further south.
