Haines City occupies an unusual position: it is close enough to the Orlando theme park corridor to catch the vacation home and short term rental market that dominates Davenport, but unlike Davenport it is also a real town with a historic core, a working population and a hundred years of its own housing stock. A listing here could be either thing, and identifying which one it is before the shoot is the single most important decision on the job.
The resort and short term rental side, mostly newer construction west and north toward US 27 and the Four Corners area, is an investment product. That buyer is asking commercial questions: how many does it sleep, how are the bedrooms configured, is the pool screened and which way does it face, what does the community offer. Those listings need every bedroom photographed, full coverage of the pool deck and games space, the community amenities in the gallery, and a twilight pool set, which is reliably the strongest single frame such a property can carry.
The town itself is a different job entirely. The older streets near downtown and around Lake Eva hold early and mid twentieth century stock on established lots with real canopy, and that stock wants the period treatment: flashed interiors, early exteriors, attention to original detail. Selling one of those houses as though it were a rental asset misreads the buyer completely.
Between the two, the volume new-construction subdivisions along the highway corridors are conventional suburban work where elevations repeat street after street, and a clean aerial and a twilight are what separate one listing from the identical one two streets over.
We shoot the older streets around downtown and Lake Eva, the newer subdivision construction along the US 27 and Highway 17 corridors, and the vacation home and resort stock toward Four Corners. Lake Eva and its park, the historic downtown, the run up to the Orlando parks and the Interstate 4 access are the draws, and whether a property is a family home or an income asset should decide the entire shot list.
