Shady Hills, Florida.

About 50 minutes from Tampa · no travel fee

Shady Hills is rural Pasco and it has almost nothing in common with the county's coastal corridor twenty minutes west. This is acreage: wooded lots measured in acres rather than feet, long unpaved driveways, well and septic, pole barns, paddocks and a considerable number of manufactured and mobile homes alongside site-built houses. A buyer looking here wants land, privacy and room for animals or equipment, and a photography set built around kitchens and bathrooms answers none of that.

Land is the listing, so the drone is not an upgrade here, it is the main instrument. What a buyer needs to see is the shape and extent of the parcel, where the boundaries run, how much is cleared against how much is wooded, where the structures sit relative to the road, and whether there is usable pasture. One well-planned set of aerials at a couple of altitudes conveys all of that, and no amount of ground-level work substitutes for it. A vacant land listing here is very close to being an aerial-only product.

The outbuildings matter as much as the house. A barn, a workshop, a covered equipment bay, fencing, a paddock and gated road access are the features that decide these sales, and each deserves proper coverage rather than a passing frame from the driveway.

Interiors are honest work. Manufactured homes photograph badly when treated like site-built houses, with a wide lens exaggerating narrow rooms; the right approach is straight, well-lit, accurate coverage that lets the land carry the listing. Dense tree cover also means genuinely dark exteriors, so timing and added light matter more here than on an open subdivision lot.

We shoot the acreage and equestrian parcels throughout Shady Hills, the wooded lots along Shady Hills Road and Bowman Road, and the vacant land coming to market across the north of the county. The privacy, the space for animals and equipment, the well and septic independence and the run down to the Suncoast Parkway are the buying case, and on a land listing the aerial set is not an extra, it is the product.
