Cheval is a gated golf community on the Lutz side of north Hillsborough and it sits at the top of the local market. The stock is larger than anything in the established communities to the south, mostly 1990s and 2000s, on generous lots inside a guarded gate, with two golf courses and an equestrian history that gives the place its name. Buyers here are comparing gated communities against each other rather than comparing houses, so the gate, the courses and the amenity set are the substance of the page.

Access is the first practical matter. This is a guarded community and entry has to be arranged in advance for a shoot, including for drone work, and turning up without that arranged wastes the appointment. It is worth stating on the page, because it is a question sellers here actually ask.

Scale is what needs proving in the photography. These are large houses on large lots and both are hard to convey from the driveway. An aerial establishes the footprint, the depth of the plot, the pool and lanai in relation to the whole, and the golf or conservation ground behind it. Golf frontage in particular is a substantial premium that reads as a hedge from the patio and as permanent open ground from the air.

Interiors are volume-ceiling, formal-plan stock in good condition, frequently with high glass that creates hard contrast against a lit interior. That wants bracketing and flash rather than a single exposure. Screened cages over the pools need the same treatment or the water goes flat grey. Mature planting gives the front elevation an early window.
