Citrus Park, Florida.

Citrus Park is the north-west corner of Hillsborough County where the older rural fringe and newer suburban building meet, and the two are still visibly interleaved. There are remnant acreage parcels with room for animals and equipment, established 1970s and 1980s houses on generous lots, and a large volume of newer subdivision construction filling in along the Gunn Highway and Sheldon Road corridors, all within a few miles. A single template across that range produces weak sets, because the buyer for two acres with a barn is not the buyer for a 2015 build on a quarter acre.

The Veterans Expressway is the practical selling point that ties the area together. It puts downtown Tampa and the airport inside a short run and Westchase and Citrus Park Mall on the doorstep, and for a large share of buyers that access at these prices is the decision. An aerial that shows the position relative to the expressway does that work better than a description.

For the remaining acreage parcels the drone is the primary instrument: parcel shape, cleared against wooded ground, where outbuildings sit, and whether there is usable pasture. Outbuildings deserve dedicated frames rather than a distant look, since a barn or a workshop is often the reason the property is being bought.

For the newer subdivision stock this is conventional suburban work where elevations repeat, and a clean early exterior, a twilight pass and one honest aerial are the differentiators in a thumbnail. Mature oak on the older streets narrows the window for a front elevation.
