Northdale is a planned golf community from the 1970s and 1980s, and unlike the newer master plans further out it has had forty years to mature. The golf course runs through the middle of it, the streets are heavily treed, and the housing is solid family stock of its era on regular lots. The buyer here is usually weighing it against Carrollwood to the south and the newer building in Lutz to the north, and the argument for Northdale is course frontage and established planting at a price the newer gated communities do not match.

Golf frontage is the premium worth proving. From a back patio a course reads as a strip of grass; from the air it reads as open ground behind the property that will never be built on, plus the fairway, the water hazards and the club itself. That is a different proposition and it needs the aerial to land.

The community amenities, the golf club, the courts and the pool, are part of what is being bought and belong in the gallery rather than a line of description. So does the Northdale Park and recreation complex.

Technically this is 1970s and 1980s stock: volume ceilings in the later houses, formal and family rooms, sliding glass to a screened lanai or cage. The cages need flash and a blend without exception or the pool reads as a grey box. The mature canopy over the streets means an early window for the front elevation, and on some streets an overcast morning genuinely produces a better facade than a bright one.

We shoot the golf frontage streets throughout Northdale, the established interior sections, and the newer infill along Dale Mabry and Bearss Avenue. The golf course, the recreation complex, the mature planting and the run down Dale Mabry into Tampa are the local case, and course frontage needs an aerial to show the open ground and the water behind the property.
