Westchase is a master planned community from the 1990s and it sells as a community first and a house second. That is not a figure of speech: buyers arriving here have usually chosen Westchase before they have chosen an address, on the strength of the school catchment, the golf, the swim and tennis facilities and West Park Village, and a photography set that shows only the interior of one house has not addressed the actual buying decision.

West Park Village is the feature worth understanding. It is a genuinely walkable village centre with shops and restaurants inside a suburban master plan, which is rare in this county, and the townhomes and smaller-lot houses around it are bought specifically for that walkability. For those listings the street, the village and the short walk are the pitch, and they belong in the gallery.

Elsewhere in Westchase the stock is conventional but good: 1990s and 2000s houses with volume ceilings, formal and family rooms, screened pool cages and mature planting on regular lots. Golf frontage runs through several sections and is a real premium. Conservation and pond backing lots are common, and from the patio those read as trees or water while from the air they read as a permanent guarantee of no neighbour, which is what the buyer is actually paying for.

Practical constraints matter here. Several sections are gated and access needs arranging in advance. Mature planting means the front elevation has an early window before dappled shade crosses it, and the pool cages need flash and a blend without exception.

We shoot West Park Village, the golf frontage sections, the gated neighbourhoods and the conservation and pond backing lots throughout Westchase. The school catchment, the golf course, the swim and tennis facilities and the walkability of the village are the buying case in this market, and a preserve, pond or golf backing lot needs an aerial before a buyer understands the premium.
