Town 'n' Country, Florida.

Town 'n' Country is one of the largest communities in Hillsborough County and it is a mistake to treat it as a single market. Built out mostly through the 1960s and 1970s across a very large footprint west of Tampa, it runs from modest block homes on small lots through solid mid-century family houses on established streets to genuine water frontage at its western edge, and the right shot list depends entirely on which part of it a listing sits in.

The location is the through-line. This is fifteen minutes from downtown Tampa, minutes from the airport and directly on the Veterans Expressway, and no other part of the county offers that access at these prices. For a great many buyers here that is the whole decision, and it belongs in the photography rather than only in the description: an aerial that shows the position relative to the bay, the airport and the expressway makes the argument better than a sentence can.

The western streets toward Rocky Point and Old Tampa Bay reach canal and bay frontage, and that is a substantially different listing from an identical inland house half a mile east. Whether a canal actually reaches open water, and whether a boat can get out without a bridge problem, are questions only an aerial answers.

Inland, the mid-century stock has low ceilings, original terrazzo in places, and screened lanais or cages at the back. The cages need flash and a blend or the pool goes to a flat grey box, which is the single most common failure in this housing. Mature oak on the older streets means an early window for the front elevation.
